The short answer

Eligible property investors can apply for a renewable 10-year Golden Visa in Dubai when they meet the property ownership requirement of at least AED 2 million and the other applicable conditions. Buying a property does not automatically secure approval.

Start with ownership, not the advertised price

GDRFA states that the route covers one or more properties with a combined value of at least AED 2 million. For joint ownership, the applicant’s share is reviewed, and the accepted property documentation must establish the qualifying value.

Prepare a property list with title deed references, owner names, ownership shares and financing status. This makes it easier to identify missing evidence before an application is submitted.

Does online support mean every procedure is remote?
